  • Review State Regulations: Some states have specific regulations for Tiny Houses. Make sure to review these guidelines to ensure compliance.
  1. Insurance

Insuring your tiny house is essential for protecting your investment. Tiny houses on wheels, like those from Tiny Topanga, require specialized insurance policies. Here’s what to consider:

  • Comprehensive Coverage: Ensure the policy includes coverage for theft, fire, natural disasters, and other potential risks. Given that tiny houses can be moved, it’s important to consider additional coverage for transit-related risks. Make sure your policy covers both stationary and mobile scenarios. Tiny Topanga delivers and installs all of our tiny homes as part of our complete build service. However, whether you’re working with us or someone else, there are things you have to prepare before receiving your tiny home. 

  • The land must be leveled. This is very important for a number of reasons. Tiny houses are built with certain angles and measurements in mind, and if the land is not level, there can be leaks, it can cause structural damage over time, and more noticeably you’ll have to walk through your tiny house a bit off balance every day, and who wants to do that?!  
  • The ground should have concrete, gravel, or compacted dirt. The ideal scenario is to have concrete or cement laid, but if that is not feasible, gravel or compacted dirt on leveled land will be fine. Just note that periodically as weather changes the foundation, you’ll have to adjust the jacks that the tiny house sits on to keep it leveled. 
  • Clear the area of any low hanging branches to avoid exterior damage to the tiny house. 
  • Depending on the utilities you’ll use, have them set up before delivery. You’ll typically need a 50 amp RV hookup for electricity, a clean water line, a sewage/septic line, and a propane tank or line to natural gas.
